Commercial real estate, done in the open
Commercial Real Estate Marketplace
Find your next investment. Office, retail, industrial, and multifamily — with transparency CRE has been missing.
The original marketplace is offline while we rebuild it inside the SmartGroupAI ecosystem. No listings are live yet — early-access members get the first look.
The marketplace
Every Major Commercial Asset Class
At relaunch, listings will be organized into six clean categories — so investors and brokers can go straight to the deals that match their strategy, instead of digging through a generic feed.
Office
Towers, suburban campuses, medical office and single-tenant buildings — presented with the numbers investors actually underwrite, from occupancy to price per square foot.
Retail
Storefronts, strip centers, anchored plazas and net-lease deals — with the tenant and location context retail buyers want before they ever pick up the phone.
Industrial
Warehouses, distribution hubs, flex space and light manufacturing. Clear height, dock doors, power and yard space — specifications first, marketing fluff last.
Multifamily
From duplexes to garden communities: unit mix, in-place rents and value-add potential, structured the way apartment investors evaluate a deal.
Land
Entitled parcels, development sites and raw acreage — with zoning and utility notes attached, so you can gauge feasibility before commissioning a study.
Mixed-Use
Live-work-shop assets that refuse to fit one box. We treat mixed-use as a first-class category with its own filters — not an afterthought bucket.
Why we're rebuilding it
Bringing Transparency to CRE
Commercial real estate still runs on gated data, "call for pricing" and phone tag. Smart Commercial MLS is being rebuilt around three commitments that fix that.
Transparent Data
Asking price, building size and cap rate visible on the listing — not hidden behind a gatekeeper. Deals move faster when both sides start from the same numbers.
Broker Networking
A professional layer for commercial brokers: profiles, direct inquiries and owner-broker connections that happen on the platform instead of in a buried inbox.
Market Analytics
Category-level trends, comparable listings and time-on-market signals — a shared read on the market for buyers, sellers and the brokers between them.
The first version of Smart Commercial MLS ran as a straightforward listings marketplace. The relaunch keeps that core — find, list, close — and rebuilds it on SmartGroupAI's shared infrastructure, where every platform in the group feeds the same data spine. There is no login today and nothing to install: joining the waitlist is the only step that exists, on purpose.
For property owners & brokers
List Your Property at Relaunch
Selling or leasing a commercial asset? At relaunch, publishing a listing will take minutes, not meetings: describe the property, attach the numbers, go live. Every listing is structured around the fields buyers filter by — so your property surfaces in the right searches from day one.
Join the waitlist
Tell us what you own or represent. Early members get priority placement when listings open.
Prepare the numbers
Price, square footage, cap rate — we'll ask for the data buyers expect to see up front.
Publish and connect
Go live at relaunch and field inquiries directly, with no toll booth between you and the buyer.
What a listing will include
The structured fields the platform is being built around:
- Property title and asset type
- Asking price
- Building size (sq ft)
- Cap rate
- Address and submarket
- Year built
- Parking
Descriptive preview — the listing form itself goes live with the relaunch, not before.

A Marketplace with a Broker Behind It
Smart Commercial MLS is a business unit of SmartGroupAI, the real estate technology division of Makro Investment, Inc. — a group operating in real estate since 2003, with education, brokerage and investment platforms across Florida and Georgia.
The platform is led by Ricardo Quintero, a commercial real estate broker with more than 20 years of practice. That is the whole point: the fields, filters and data standards here reflect how CRE deals actually get underwritten and closed.
